Escape to the Kawarthas! Enjoy this brand new, modern family cottage, located right on the water of the Gull River in the charming town of Norland in Kawartha Lakes.
Built in 2022, this modern cottage offers stunning views of the water, and an incredible living room with sky-high glass windows overlooking the river. The living room leads out to a wrap-around deck with Muskoka chairs, new gas BBQ, and a large family dining table, perfectly set for your morning coffee or group dinners. The kitchen comes fully stocked with all serveware as well as high-end Kitchen Aid appliances.
The large primary bedroom has a private ensuite and just down the hall are the other 3 bedrooms and the main 4-piece bathroom.
The Gull River House comes with amenities such as: 2 single kayaks and 2 paddle boards for all your water fun. You can also enjoy the fire pit with 6 Muskoka chairs while roasting marshmallows under the stars.
Enjoy the scenic views of the woodlands and Gull River, take in the spectacular fall colours in autumn, cozy up to the indoor gas fireplace during winter in the heart of cottage country!
We offer all the conveniences of home, but in nature. With a strong WiFi connection, you can easily work from the cottage.

The Location
- Located close to the quiet, charming, friendly community of Norland Ontario.
- Norland (10 minutes from the cottage), you will find a gas station, restaurants, a FoodMart/convenience store, bait shop and public walking trails.
- Coboconk (20 minutes from the cottage) this small town has a FoodLand, a Tim Hortons, Gas station, LCBO, Beer Store, Pharmacy and restaurants.
- Minden (35 minutes from the cottage) is due north on HWY 35.
- Located right on the quiet Gull River, just 10 minutes from Moore Lake, 20 minutes to Gull Lake and more through the Trent-Severn Waterway.

Getting to the Cottage
- Nevison Dr. is right off Hwy 45 and minutes from Highway 35. The cottage is located at the end of a private, well maintained road – graded every year and plowed throughout the winter.
- Ample parking is available.
- Please park your vehicle in the designated gravel driveway.
- DO NOT for any reason drive on top of the septic bed. Large mound / hill to the left-front of the cottage when driving in.

Summer and Spring
- Enjoy Go-Karting and Mini-Putt in Coboconck.
- Go boating at Elliot Falls Boat Launch.
- Go fishing, kayaking, canoeing and paddle boarding right off our dock.
- Golf at The Links at Monck’s Landing.
- Bird watch at the Altberg Wildlife Sanctuary Nature Reserve.
Fall and Winter
- Enjoy snowshoeing or hiking the many trails in the area.
- Try ice fishing right off the dock.
- Go Cross-Country Skiing at the Somerville Tract Forest Trails.
- Only 30 minutes away, you can rent a snowmobile and go on the Kawartha Highlands Tour (be sure to plan ahead – for more information, click here).
Year Round Activities
- Fast Lane Bowling in Minden.
- Boshkung Brewing Social provides a wide assortment of beers to go or stay! Savour some food and a pint while enjoying the views of the Gull River.
- Panorama Park offers a great walking trail and off-leash dog area.
